Do You Qualify For a Streamline VA Refinance?

Here are some typical guidelines for qualifying for an IRRRL:

  • You must have a VA loan for the property you want to refinance.
  • You need to certify that you previously occupied it.
  • Your loan can't exceed the sum of the outstanding balance on the existing VA loan, plus the allowable fees and closing costs.
  • You must be current on your  existing  loan and can't have more than one 30-day late payment in the last 12 months.
A great feature of the Streamline VA includes the option for all refinancing costs to be built into the new loan amount.  This can reduce or even rid you the burden of out-of-pocket expenses.  It is important to note that you can't receive any cash from the loan proceeds, meaning cash-outs are not  available under the IRRRL program.  Your interest rate on the new loan must be lower than the rate on the existing loan, unless you refinance an adjustable-rate mortgage to a fixed rate mortgage.  Typically the IRRRL program will have reduced paperwork in comparison to the original VA loan, making the process as  seamless  as possible.
